Where They Are
Diamond Valley and Winchester Hills are communities on State Route 18 north of St. George, near the entrance to Snow Canyon State Park. Both are in unincorporated Washington County rather than inside a city, so county rules govern zoning and services instead of a city hall. Diamond Valley sits about 3 miles north of the St. George city limits at roughly 4,500 feet, about 1,800 feet higher than St. George, and the Diamond Valley Cinder Cone between the valley and Snow Canyon is reachable by the Cinder Cone Trail. Winchester Hills, closer to town, was developed in phases beginning in 1980, mostly on lots of about one acre.
Homes and Character
Expect a rural feel: larger lots, native landscaping, room for outbuildings and in some cases animals, cooler temperatures than the valley floor, and dark skies. Water, fire protection, and roads may be handled by local companies or special service districts rather than a city, so ask how a property gets each service.
Schools and Access
Washington County School District assigns schools by address, and boundaries change as new schools open. Confirm the current elementary, intermediate, middle, and high school for a specific home with the district's boundary tool before you rely on it. Errands, the hospital, and most shopping mean a drive back down SR-18 into St. George. See also The Ledges, just south on the same corridor.
