About SunRiver St. George

SunRiver St. George is an active adult community for buyers 55 and older on the south end of St. George, south of Bloomington in the Virgin River valley. Construction began in 1998, and the developer describes it as its original community and now nearing completion. Its draw is a resort-style lifestyle: golf, fitness, clubs, and social activities within a cart ride of home.

Amenities

According to SunRiver Communities, residents have access to a community center of more than 35,000 square feet, an 18-hole championship golf course, a fitness center with free classes, an indoor lap pool and outdoor pool and spa, a lawn bowling field, a dog park, pickleball courts, and an on-site restaurant. The developer also lists more than 60 clubs and social groups, which is a big part of why buyers relocating to St. George for retirement look here first.

The SunRiver Golf Club is a par-71 course designed by William H. Neff that sits inside the community and is open to public play, with reduced rates for residents. It is a flat, walkable desert-parkland layout in the river valley.

Homes in SunRiver

SunRiver homes are mostly single-level, which suits buyers planning to age in place. Over more than two decades the community has added several product types, including the gated Reflections neighborhood and, later, the SunRiver Villas. Floor plans, lot sizes, and HOA arrangements vary by section, so compare the details of each home rather than assuming they match.

Age Restrictions and HOA

As a 55+ community, SunRiver has age-qualification rules set out in its governing documents. Buyers should review the CC&Rs to understand occupancy requirements, guest stays, rental limits, and what the HOA and amenity dues cover.

Getting Around

SunRiver connects to I-15 and the Southern Parkway, which lead to the St. George Regional Airport, downtown, and the regional medical center. Newer shopping and dining at Desert Color are nearby.
