Where Dixie Downs Is
Dixie Downs is the northwest part of St. George along Dixie Downs Road and the western end of Sunset Boulevard, on the route west toward Santa Clara and Ivins. The name comes from a horse-racing track that operated here for decades before its final race in 1995. Snow Canyon Parkway and Snow Canyon State Park are close by.
Homes and Character
Dixie Downs was built out over many years by different developers rather than under one master plan, so housing is varied: older single-family homes, newer infill, some manufactured homes, and pockets of multifamily housing near the commercial frontage. Lot sizes, ages, and HOA status change from block to block. Sunset Boulevard and Dixie Downs Road carry everyday retail, services, and some light-industrial uses, which keeps errands close.
Schools and Access
Washington County School District assigns schools by address, and boundaries change as new schools open. Confirm the current elementary, intermediate, middle, and high school for a specific home with the district's boundary tool before you rely on it.
What to Check Before Buying in Dixie Downs
- Whether a specific lot has an HOA and recorded CC&Rs
- Site-built versus manufactured home, and how it is titled (affects financing)
- Adjacent commercial or light-industrial uses
- Zoning before planning any rental use
- Current school assignments for the address
