Where Tonaquint and Southgate Are
Tonaquint is the southwest corner of St. George, around Dixie Drive and Tonaquint Drive where the Santa Clara River nears the Virgin River. Southgate is the established area within it built up around the city-owned Southgate Golf Club at 1975 S. Tonaquint Drive. We cover them together because the names overlap in listings and on the ground. The Dixie Drive interchange on I-15 is close by, and downtown is a few minutes north.
Parks, Golf, and Trails
Southgate Golf Club is one of the City of St. George's public courses, an 18-hole, par-70 layout that runs along the Santa Clara River. Tonaquint Park on Dixie Drive is a 33-acre city park with tennis courts, pavilions, a playground, sand volleyball, and the Tonaquint Nature Center, whose trails connect to the Santa Clara River Trail.
Homes
This is mostly an established, resale area: custom and semi-custom homes from different eras around the course, plus The Legacy at Southgate, an age-restricted 55+ section with its own association. HOA coverage differs by subdivision. Some river-adjacent parcels sit in or near mapped flood hazard areas, so pull the current FEMA flood zone for any specific lot.
Schools and Access
Washington County School District assigns schools by address, and boundaries change as new schools open. Confirm the current elementary, intermediate, middle, and high school for a specific home with the district's boundary tool before you rely on it.
