Where Little Valley Is
Little Valley is a residential area on the southeast side of St. George, east of I-15 and south of the Washington Fields corridor. It is not an incorporated town or a single recorded subdivision; the name comes from farm ground in this part of the valley, and today it describes a cluster of subdivisions around Horseman Park Drive. Development continues south and east toward the airport mesa, which is why you will see both established homes and newer construction in Little Valley listings.
Because the name has no legal boundary, two listings a few streets apart may be labeled differently. What actually governs a property is its recorded subdivision plat and zoning, so treat "Little Valley" as a general direction and check the specifics on each parcel.
Homes and Lots
Little Valley is known for a mix of single-family subdivisions, some with larger lots than you find in central St. George. Some parcels have room for RV parking, a shop, or a bigger yard, and certain zones may allow animals. Others are standard HOA subdivisions with tighter architectural rules. If space, a garage for toys, or animal rights matter to you, verify the zoning and CC&Rs on the exact lot before you write an offer.
Parks and Recreation
The neighborhood's best-known amenity is the city's Little Valley park complex on Horseman Park Drive. The City of St. George lists 33 lighted pickleball courts at the Little Valley Pickleball Complex, and the adjoining Fields at Little Valley include soccer fields, covered pavilions, playgrounds with a splash pad, restrooms, and walking paths. The complex hosts leagues, clinics, and tournaments, and open courts are free to the public when not reserved. For pickleball players, living nearby is a real lifestyle perk.
Beyond the park, residents are a short drive from the city's paved trail network, the golf courses on the south end of town, and Sand Hollow and Quail Creek reservoirs to the east.
Schools
Little Valley Elementary sits on East Horseman Park Drive in the heart of the area. Washington County School District uses four levels (elementary K-5, intermediate 6-7, middle 8-9, and high school 10-12), and boundaries on the growing southeast side have been redrawn more than once, so confirm assignments for the specific address.
Getting Around
Little Valley connects to the rest of St. George via River Road, 3000 East, and the Southern Parkway, which leads to I-15, the St. George Regional Airport, and the newer communities on the south end such as Desert Color. Shopping and services along River Road and in Washington are a few minutes away.
